This position is directly responsible for all real estate activities including site selection, lease negotiations, as well as generating savings through renegotiating existing leases and asset issues.

Major Activities



  • Prepare, maintain, and execute market development plans as it relates to new stores, relocations, remodels, renewals, etc.

  • Manage real estate brokers as needed.

  • Ensure most favorable business terms are negotiated for all deals in your respective area.

  • Partner with internal partners (i.e., Store Operations, Construction, Lease Administration, Finance, Legal, etc.) regarding new sites, relocations, renewals, and all other real estate functions for your territory.

  • Provide required materials for monthly Real Estate Committee meetings, annual strategy meetings, etc.

  • Partner with Legal in all negotiations of leases and amendments, until fully executed.

  • Follow up on issues and complete special projects as directed by Real Estate Executive from time to time.

  • Maintain weekly, monthly, and quarterly progress reports

Minimum Knowledge/Skills/Abilities


Education


BBA or higher preferred


Type of Experience the Job Requires



  • Minimum of 7 years in real estate – site selection, lease negotiations for new locations, negotiations for renewals, and landlord requests/waivers.

  • Prior experience working/coordinating with construction management, brokers, city officials, etc.

  • Established background in retail and prior success in development and execution of market development expansion plans

  • Exceptional communication skills (verbal and written)
